I would flesh this out more. What was the room like? What did she look like? Not overdoing it. 
 

And there is too much direct speech. Read it out. Does it sound the way someone speaks?

Good stuff Mark. Enjoyed it. I'd recommend Cry of the Owl by Patricia Highsmith. A really great peeping Tom thriller.
